Green And Serene: Developers Concentrating On Golf Courses Inside Residential Complexes In NCR
Love to play golf but don't have time to make it to the club every day? Real estate developers are working hard to solve your problem. Five residential projects with exclusive, integrated golf courses are coming up within the NCR.

Tarudhan Valley Golf Resort in Gurgaon calls itself India's first gated golf community. They have 213 studio apartments and villas -- all facing a nine-hole course spread over 52 acres and costing between 0.75 crore and Rs 3.5 crore.
"Golf attracts a certain type of people and our idea is to create a likeminded community," says Ravish Awasthy of Silverglades, promoters of this property. Besides NRIs and people who have offices in Gurgaon, there are non-golfers too who have invested in Tarudhan, lured by the view of the rugged Aravali Hills and a beautifully landscaped garden.

Jaypee Greens, a 450-acre golf-centric real estate project in Greater Noida, is aggressively promoting its 18-hole golf course, the third largest in Asia and designed by Greg Norman.

Fifty acres of this property have 230 villas, divided into plots of 500 and 1,000 sq yards and priced at Rs 8 crore 20 lakh and Rs 4 crore, respectively. "From every drawing room you have an uninterrupted view of the undulating golf greens," says Manu Goswamy, DGM, Sales and Marketing, Jaypee Greens.

So far, 25 of their villas are occupied. "When we started building this property, we thought people would buy it as a second home, but we also have people living here permanently," adds Goswamy.
Jaypee Greens offers housekeeping services, an option to create private swimming pools in the backyard and a backup for all essential infrastructures. On the cards is a resort spa, and studio apartments, currently under construction.

The Unitech Group has completed 50 per cent of its residential golf estate, Karma Lakelands, 3 kilometres short of Manesar. Right off the highway, this 272-acre property has a nine-hole golf course designed by Phil Ryan of Australia who has also designed The Golf Resort in Bangalore.

It offers five villas to choose from, with prices ranging between Rs 6.5 crore and Rs 10.15 crore. Of its 50 villas, 12 have already been sold out. "We are offering a different concept of luxury. Our prices can't be compare to that of similar golf-driven projects," says Sumit Mathur of the Unitech Group. "Special economic zones, hotels and overall development in this area have made our product more expensive."

In Greater Noida, the Ansals are developing The Megapolis with an 18-hole golf course designed by golf idol Nick Faldo. The total project will cost over Rs 13,000 crore.

Landcraft, a small real estate company, has designed a nine-hole course inside its housing complex called Golf Links in Ghaziabad. "Golf means a pollution-free environment and lots of greenery," says Sandeep Bhattacharjee of Rishi Narain Golf Management, which is also designing courses in Mohali and Ludhiana.
