Choices in Ghaziabad

With development taking place all over India at a high price index, people are finding it difficult to home in upon the right places to invest in. Property in Tier I cities is going beyond reach of most mid-segment buyers. So, there is now a look out to find places that will fit their bill. According to Ram Bahadur, vice chairman of Ghaziabad Development Authority (GDA), one of the best choices that have emerged is Ghaziabad, where property prices are still within reach.

In Ghaziabad, development around NH-58 promises a lot for middle class end users looking for houses within their budget. The overall development is pushing prices here too, but one can still get plenty of affordable real estate properties. In Delhi-NCR places like Sonepat, Baghpat, Bhiwadi, Greater Noida, Faridabad, New Gurgaon, and Meerut meet this criteria. However, Ghaziabad scores on its proximity front to Delhi and because of the development that is going to take place there in the near future. Noida and Gurgaon are practically beyond the reach of the middle class when we talk about prices. As Delhiites are used to a certain kind of lifestyle, Ghaziabad fits the bill as it is going to have its own India Habitat Centre and metro.

As of now, other NCR towns like Nokia, Greater Noida and Gurgaon have all the requisite facilities-but the prices in realty they registered during the boom period will be beyond the means of mid-segment end users even after factoring in the price fall. Ghaziabad, on the other hand, still has pockets within the range of a middle class person. And, a buyer will not lose out on the lifestyle that he/she is used to in Delhi given the developments that GDA has planned for the city – new traffic management, flyovers, metro, parks, widening of roads. Sunil Jindal, CEO of SVP Group believes that though the economic boom has touched Ghaziabad and prices are bang pushed here too, one can still see the need or development. “The problem with development in North India is one of transport and the government has not done enough. If we want people to move to places near Delhi we have to provide them with connectivity. Do that and no one will want to clog Delhi. See, people work in London but they stay in the countryside, because they have been provided good infrastructure and connectivity. The Metro will do a lot of good to Ghaziabad.

Roads, sewerage system, better law and order are some of the needs that have to be addressed immediately.” “From Ghaziuddin Nagar to Ghaziabad, the place has transformed. The growth can be gauged from the fact that its status was upgraded from that of tehsil (county) to a separate district. Recently ranked 6th in Newsweek’s list of 10 most dynamic cities in the world, it is well connected to the rest of the country. GDA has laid special emphasis on strengthening the base and developing the social and physical infrastructure of Ghaziabad,” adds Jindal. Today, among the important places to invest in Ghaziabad is National Highway 58. This Stretch has been seeing a lot of development and investment potential. “for any person who is looking out for affordable house, this stretch promises a lot.

Many developers are coming out with projects on this stretch to meet the burgeoning demand of the middle class,” says Jindal. According to Sandeep Goel, managing director of MSX Developers Pvt Ltd, Ghaziabad has managed to respond well to the sudden influx of people and capital into the realty sector. Adjoining areas of Ghaziabad like Kaushambi, Vaishali, indirapuram and others are also witnessing a tremendous growth in the residential property market. Kaushmbi is full of townships, offering luxury condominiums and multiplexes. “GDA has started widening the expressway roads, constructing bridges, besides widening several internal as well peripheral roads,” says Goel. Several flyovers are under construction or in tendering process, which will make several roads signal free and smoothen traffic in a big way. As far as transportation is concerned, GDA is focusing on increasing the number of buses and mini buses.

Rakesh Yadav, MD of Antriksh Builders, says there are several other infrastructural projects underway, viz.: a new road connecting NH-24 to NH-58 at an estimated cost of Rs 100 crore; GT Road to NH-58 via Noor Nagar along the Hindon embankment at Rs 100 crore: Master Plan Road near Kharera village along Hindon river, which will be 45 feet wide and require a bridge on Hindon River (the project is estimated to cost Rs 200 crore); Karheda lane roads between NH-24, 8 km from Milestone, which will cost Rs 50 crore. Besides these, a rail over bridge is proposed is proposed near Diamond Chauraha to Ghaziabad Hapur Rail section at a cost of Rs 25 crore. These projects once commissioned will change the face of the city. GDA has been developing an herbal park beside the Indrapuram Swarn Jayanti park.

Ghaziabad Haat is another feature that will attract lovers of art and artifacts. The best things about Ghaziabad is obviously the refreshingly professional approach and forward thinking of the authorities. “GDA has given the dilapidating structures, which were earlier developed by it, to private developers. “So, you see in that way the region will benefit with some good living options. The quality of life will improve. I must say that this region will come up really well, once the Metro project is through. GDA has plans for a India Habitat Centre for the people of Ghaziabad, a railway station at Anand Vihar, among others. It will be any body’s guess how this place is going to shape up in the coming years,” adds Ram Bahadur.
