Area Watch: Indirapuram- - All Set For Appreciation
Indirapuram is located on NH-24 in Ghaziabad and is the most recently developed area of Uttar Pradesh. The famous landmark, `kaala patthar', is also situated here. Built with granite it was laid down as the foundation stone by parliamentarian Motilal Vohra.
Indirapuram is divided into many khands, namely Niti khand, Abhay khand, Gyan khand, Nyay khand, Vaibhav khand, Shakti khand and Ahinsa khand.Indirapuram is one of the prime residential areas of east Delhi. It is a favoured locality due to its proximity to Delhi and Noida. Some time back, in case someone wanted inexpensive houses, they would go to Indirapuram but it is not the same now. With a lot of new projects from many builders like Gulshan Homz, Arihant BuildCon, Gaursons, Exotica, Vijaya, Amrapali, Ashiana, Parsvnath, Park, Shipra group, Orange County, Supertech, etc, prices have risen almost thrice over and the specifications and amenities developers are offering in Indirapuram are at par with those offered in places like Noida and Gurgaon (though prices are lower here).
There are shops in most of the societies for day-to-day shopping but a number of malls have also opened up here which attract a lot of people from Delhi. Shipra Mall, Pacific Mall, Mahagun Metro Mall and EDM, to name a few, are closest to the area.
According to a survey done by 99acres.com, Indirapuram is a fairly stable property market having displayed a 12% appreciation in per square feet (psf) rates in 2011 as compared to 2010.

The capital value in Indirapuram is stagnant at R3,000 per sq ft while rentals have gone up by R2,000 in March 2011. In December 2010, a 3-BHK was rented out at R12,000 while in March 2011 the same place was rented at R14,000. All the builder societies in Indirapuram offer amenities such as, swimming pool, club, gym, water filtering system, 24hour security, power back-up, pre-paid electricity meters etc. Keeping in view the increasing traffic around the area, the Ghaziabad Development Authority (GDA) has proposed to construct a flyover.Prominent brokers in the area, such as Investors Home, are bullish about price appreciation in the near future. "Indirapuram is already a developed area hence the prices are likely to shoot up in the near future," says Vansh, managing director, Investors Home.According to experts at 99acres.com: "Although there is a fall in the real-estate market all over the world, Indirapuram is still maintaining its growth and will see land appreciation in the coming months. In a nutshell, Indirapuram is the future city of NCR with all facilities necessary for any modern city."
