Farmers, Noida Ext allottees stand to gain

If you were one of those who found themselves stuck in one of the controversial projects in Noida Extension, the deal seems to be now in your favour. With the Allahabad high court expected to increase compensation for farmers, who are protesting alleged illegal land acquisition, the cost of the land will go up. So the same land will cost more to the developers, who will recover this extra cost from new homebuyers. And in such a scenario, existing apartment allottees will see a price appreciation. नोएडा एक्सटेंशन में अधर में लटके 10 हजार फ्लैट्स! नोएडा। नोएडा एक्सटेंशन हजारों लोगों के लिए बड़ी टेंशन बन गया है। शाहबेरी गांव की जमीन लौटाने के हाई कोर्ट के आदेश और बिल्डरों के लुभावने वादों की पोल खुलने के बाद इलाके में सन्नाटा पसरा है। जिन लोगों ने यहां फ्लैट बुक कराए हैं अब उन्हें इस बात की फिक्र सता रही है कि क्या उनके पैसे वापस मिलेंगे। किसानों के मुताबिक अथॉरिटी ने शाहबेरी गांव की जमीन का अधिग्रहण ये कहकर किया था कि यहां विदेशी कंपनी लगाई जानी है लेकिन अथॉरिटी ने बिल्डरों की मिलीभगत से ये जमीन हाउसिंग प्रोजेक्ट के लिए अलॉट कर दी। जानकारी के मुताबिक ग्रेटर नोएडा अथॉरिटी ने यहां चार बिल्डरों आम्रपाली, सुपरटेक, महागुन और गौर संस को जमीन अलॉट की थी। लेकिन शाहबेरी गांव के 156 एकड़ जमीन के अधिग्रहण पर हाईकोर्ट ने सवाल उठाते हुए जमीन आवंटन को रद्द कर दिया है। हाई कोर्ट ने जिस जमीन पर सवाल उठाया है उसमें आम्रपाली का स्मार्ट सिटी, सुपरटेक का इको विलेज फेज-टू का कुछ हिस्सा है। इनके अलावा महागुन ने अपने फ्यूचर प्रॉजेक्ट्स के लिए इसी गांव में जमीन ले रखी है और गौर संस के टाउनशिप का कुछ ह

ग्रेनो एक्सटेंशन का मास्टरप्लान तैयार

ग्रेटर नोएडा ।।  ग्रेटर नोएडा एक्सटेंशन का मास्टरप्लान बनकर तैयार हो गया है। इसे 15 मई को होने वाली बैठक में बोर्ड से मंजूरी दिलाने के लिए तैयारी की जा रही है। मास्टरप्लान में जो थोड़ी बहुत कमियां थीं, उन्हें सुधार दिया गया है।   अथॉरिटी अफसरों का कहना है कि मास्टरप्लान को मंजूरी मिलने के बाद अथॉरिटी करीब 20 हजार आवासीय प्लॉटों की स्कीम ग्रेटर नोएडा एक्सटेंशन में लाएगी। यह स्कीम हापुड़ और पिलखुवा के आसपास होगी। इसके अलावा यहां कई ग्रुप हाउसिंग स्कीम, इंडस्ट्री, इंस्टिट्यूशनल और कमर्शल स्कीम भी लॉन्च की जाएंगी।   इससे पहले अथॉरिटी ग्रेटर नोएडा से ग्रेटर नोएडा एक्सटेंशन के लिए 6 एक्सप्रेस-वे बनाएगी। अथॉरिटी अफसरों का कहना है कि ग्रेटर नोएडा एक्सटेंशन में बनने वाले एक्सप्रेस-वे को बोर्ड से पहले ही मंजूरी मिल गई है। प्लानिंग विभाग ने नक्शा भी तैयार कर दिया है। इसके लिए ग्रेटर नोएडा अथॉरिटी ने जमीन अधिग्रहण करनी शुरू कर दी है। साथ ही दो एक्सप्रेस-वे पर काम शुरू हो चुका है। अथॉरिटी अफसरों का कहना है कि ग्रेटर नोएडा का विस्तार कर ग्रेटर नोएडा एक्सटेंशन का रूप दिया गया है। ग्रेटर नोएडा ए

Airport to Gurgaon, Faridabad to Badarpur, new links to Noida and Ghaziabad in Phase-III plans as DMRC fast-tracks connections The Phase-III of Metro network might grow larger than its planned length of 103 km. The Delhi Metro Rail Corporation (DMRC) is considering adding four more lines to the Phase-III network, taking the length to 140 km. On DMRC table are plans to link Gurgaon to IGI Airport via a 14-km line, Badarpur to YMCA Chowk in Faridabad via a 13.5-km line and a 3.5-km link between Kalindi Kunj and Botanical Garden in Noida. A fourth line is proposed either from Vaishali or Dilshad Garden to connect to Ghaziabad. “The Airport Express Line will be extended till Gurgaon as part of phase III. Commuters can reach the airport from the satellite city within 35 minutes. Ghaziabad And Greater Noida Road Work To Be Resumed

Work on the proposed link road between Ghaziabad and Greater Noida is finally set to take off after a delay of almost seven years. The Greater Noida Authority and the Ghaziabad Development Authority (GDA) claim to have reached a settlement over completing the 1.5-km stretch between the two cities. Once the link road connecting Greater Noida and Ghaziabad is complete, it will reduce travel time between the two cities to just 20 minutes. While construction work on most of the 22 km stretch is already complete, construction of around 1.5 km of the link road has remained stuck for seven years now. On Tuesday, the Greater Noida Authority released the first cheque worth Rs 10 crore to GDA and also allotted a two-acre plot to begin the construction work, Greater Noida Authority DCEO P C Gupta said. Rs 1,535 cr to revamp Ghaziabad okayed

The Ghaziabad Development Authority (GDA) Board has approved an expenditure of Rs 1,535 crore for the development of the city in the current year. During the year, special attention will be paid to extend the green belt and maintenance and repairs of the old buildings in the city. Rs 800 crore are to be spent on various development schemes. Rs 20 crore are earmarked for improving and creating green belt of the city. Rs 200 crore will be incurred on development, including land development, while Rs 500 crore has been kept as reserve funds. The authority board has approved Rs 1,856 crore as income and Rs 1,535 crore as expenditure for 2011-12 and saving Rs 321 crore till the end of the year. In all, Rs 1,856 crore, including Rs 640 crore from the previous year, was the total income for the year, though the actual income for the year was Rs 1,216 crore. NH-24: 20km stretch to be widened

NOIDA: After a delay of almost five years, the Uttar Pradesh government has granted a green signal to the proposed widening of NH-24. In a meeting held last Thursday, the authorities sanctioned the widening of the 20-km stretch of   NH-24   to improve connectivity between   Delhi   and parts of Ghaziabad and Noida. Work has now begun on widening the existing 4-lane stretch between Uttar Pradesh border and Dasna to eight lanes, including a service lane on either side.   Although the first proposal in this regard was made in early 2006, it never took off. Since then, residents and regular commuters on the stretch kept making persistent demands for the revival of the project. The authorities finally granted an approval to begin work last week. The project cost, however, has escalated from about Rs 20 crore to over Rs 200 crore now. Soon, elevated roads in Noida

The Noida Authority has planned to build the city's first-ever elevated roads after having learnt the hard way from its past experiences of massive traffic jams due to construction activities at the Rajnigandha crossing and Sector-37 traffic intersection. The four-lane elevated roads will be erected on single pillars like those of the Delhi Metro. The consultant is learnt to have prepared three designs. The authority will begin work on two elevated roads from Vishwabharti School in Sector-28 to Shopprix Mall in Sector-61 with a cloverleaf towards City Centre in Sector-32 and from Mamura Chowk in Sector-66 to Sector-62 near NH-24, linking Noida, Ghaziabad and Delhi. The construction will begin in May. In the second phase, elevated road will be built from Baraula in Sector-49 to Noida Phase-2. Theme parks to beautify Greater Noida soon

In a bid to beautify Greater Noida, the authority plans to develop 14 theme parks in various sectors of the city. A number of architects have been invited by GINDA to submit design for the theme parks. Authority officials feel all the final designs will be in handed by June and by first week of July work on the parks will be initiated. According to Ramesh Chander of the Horticulture Department of GNIDA, a number of residential sectors are being developed in the city. Theme parks are being developed to beautify the sectors and provide green space to the residents to have morning and evening walks there. Besides, the parks will also provide suitable environment and facilities to the children to play in an open area. Sources said the maximum theme parks would be located in Sigma Sector. The parks will be located in different sectors like JU-1, JU-2, JU-3, Omicrone 2, Omicrone-3, Omicrone-1A, Sector MU- 2, Sector-37, Sigma-1, Sigma-2, Sigma-3, Sigma-4 and in Knowledge Parks- 4 and 5.

In planning the proposed Yamuna Express City, the Yamuna Expressway Development Authority has scrupulously avoided the mistakes committed during the planning of Noida and Greater Noida cities. The master plan of Phase-I of the Yamuna Express City has been completed. In the first stage, the development work will start from Greater Noida to Javer. The master plan is being put up for approval in the board meeting scheduled for May. In the new city, all the roads between residential sectors will be 60 mt wide.
